We are devoted to the building of strong relationships with each of our Committees, qualified Tradesmen, Building Managers, and Industry Experts, so that we can deliver the very best results to you, the Owners.



We deliver a wide range of financial management and accounting functions. All funds are handled carefully, with transparency and accountability, with a range of financial reports issued to the Treasurer and Strata Committee at no additional costs.

Our services include:
- Establish and maintain trust and other investment accounts.
- Levy distribution and collection activities.
- Budgeting and financial planning.
- Process and Pay Owners Corporation’s expenses.
- Facilitation of Audits.

Our team will be there should issues arise. We will arrange any repairs or maintenance by obtaining quotes, issuing work orders, and coordinate contractors as required.

BART STRATA will only appoint experts and reputable contractors with the necessary licences and insurances to undertake the work on behalf of the Owners Corporation.

We know every building is different and has its individual quirks and unique needs, and these are no problem for our team with over 18 years of valuable experience and knowledge in building maintenance, major and minor renovations, as well as restoration projects.



We engage experienced strata insurance brokers to compare the market for the best outcome and ensure compliance with the legislation and insurance decisions of the Owners Corporation. The brokers provide clear, concise and accurate advice to the strata community.

Our services include:
- Arranging quotations for insurances.
- Payment of insurance premiums.
- Annual assessment of Workers Compensation.
- Arranging insurance replacement cost valuation.
- Preparation and lodgement of routine insurance
- Liaising with loss assessors and other related parties.
- Ensure correct payment of claims.
- Management of insurance claims post lodgement.



We keep up to date with the legislation and statutory compliance to ensure your Owners Corporation meets its legal obligations.

We ensure your property has provided/obtained the necessary statutory reports, certificates, and registrations.

These include Capital Works Fund Plan, Work, Health and Safety audits, Pest Inspection reports, Annual Fire Safety Statements, Building diagnostic / conditions or defects reports, Lift registration, Pool/Spa certification, Fire Safety Engineer’s report for the Inspection of External Cladding.

Our services include:
- General day-to-day correspondence
- Consulting with owners, building managers, solicitors, tenants, contractors.
- Maintaining the Strata Roll and other notices.
- Provide Online Owners Portal with access to reports, statements, and levy notices relevant to your property.
- Provide s184 Certificates, Registered By-Laws, Facilitate Inspection of records, and other items.
